Abstract

[ger] Das Alter zum Zeitpunkt des Erwerbs von Immobilienbesitz: eine Anwendung der statistischen Methoden der Zeitdatenanalyse, . von Olivier Guillot.. . Auf der Grundlage retrospektiver Inforrnationen über den Wohnsitzwechsel von 893 Haushaltsvorständen, die im Rahmen der zweiten Welle (1986) des Panels lothringischer Haushalte gesammelt wurden, beschäftigt sich dieser Artikel mit der Frage des Alters zum Zeitpunkt des Erwerbs von Immobilienbesitz. Die Untersuchung wurde mit Hilfe der Zeitdatenanalyse durchgeführt. Zunächst wird zur Beschreibung dieses Phänomens die Méthode der Abgangsordnung verwandt. Aus dieser beschreibenden (oder nicht parametrischen) Analyse geht hervor, daß die größten Chancen für den Erwerb von Immobilienbesitz im Alter von 35 Jahren bestehen. Anschließend werden die Auswirkungen der demo-ökonomischen Variablen auf das Alter beim Erwerb von Immobilienbesitz anhand eines Zeitdatenmodells "mit Akzelerationskoeffizient" gemessen. En primer lugar, se utiliza el método de la tabla de supervivencia para describir el fenómeno. Este análisis descriptivo (o no paramétrico) muestra que las probabilidades de llegar a ser propietario son mayores en torno a los 35 años. In this paper, age at first home ownership is analyzed on the basis of retrospective data collected on the second sample group (surveyed in 1986) of households in Lorraine, describing the housing careers of 893 French heads of households. Duration data analysis is the methodology that was adopted. First the life-span table method is used to describe the phenomenon; this descriptive (or non-parametric) analysis reveals that the probability of becoming a homeowner is highest around age 35. The effects of demo-economic variables on the age for first-home ownership are then evaluated using an accelerated hazard model. A partir d'informations rétrospectives sur les itinéraires résidentiels de 893 chefs de ménage, informations collectées dans le cadre de la deuxième vague (1986) du panel de ménages lorrains, cet article explore la question de l'âge à l'accession. La méthodologie adoptée est celle de l'analyse des durées. Dans un premier temps, la méthode de la table de survie est utilisée pour décrire le phénomène ; cette analyse descriptive (ou non paramétrique) révèle que c'est autour de l'âge de 35 ans que les chances de devenir propriétaire sont les plus grandes. Ensuite, les effets des variables démo-économiques sur l'âge à l'accession sont mesurés à l'aide d'un modèle de durée "à taux accéléré".
