The capitalization of non-market attributes into regional housing rents and wages: evidence on German functional labor market areas

Abstract

Dieser Aufsatz erweitert den Kenntnisstand der ökonomischenForschung bezüglich regionaler Lebensqualitäten in Deutschland. Dafür wird die Rolle regionaler (quasi-)öffentlicher Güter („Amenities“) im Preisbildungsprozess regionaler Wohnungsmieten und Arbeitslöhne auf neuartige Weise empirisch untersucht. Im Gegensatz zu Vorgängerstudien basieren die empirischen Analysen auf von Kosfeld undWerner (Raumf Raumordn 70:49–64, 2012) abgegrenzten funktionalen Arbeitsmarktregionen statt auf administrativen Gebietseinheiten. Dadurch werden Probleme räumlicher Autokorrelation umgangen. In Übereinstimmung mit der regionalökonomischen Gleichgewichtstheorie zeigen die Ergebnisse, dass Unterschiede im Niveau derWohnungsmieten und Löhne zwischen Arbeitsmarktregionen eng mit Unterschieden in regionalen Ausstattungen mit (quasi-)öffentlichen Gütern verbunden sind, welche sich unmittelbar auf den Lebensstandard der regional ansässigen Haushalte auswirken. Die Resultate ermöglichen die Konstruktion eines umfassenden Rankings der regionalen Lebensqualität, das mit den Ergebnissen früherer Studien verglichen werden kann.
