Dreizehn Jahreseinkommen für ein Reihenhaus - Zu Niveau und Entwicklung der Wohnimmobilienpreise

Abstract

In Deutschland gibt es in der amtlichen Statistik bislang keine Daten zur Entwicklung der Wohnimmobilienpreise. Die Deutsche Bundesbank hat vor einiger Zeit - basierend auf Angaben der BulwienGesa AG - Preisindikatoren für Wohnimmobilien vorgelegt. Danach sind die Preise für Standard-Reihenhäuser und -Eigentumswohnungen in Westdeutschland seit 1975 unter leichten Schwankungen zwar deutlich gestiegen, in realer Betrachtung waren sie aber leicht rückläufig. Für den Erwerb eines Reihenhauses mussten 2004 - bei deutlich fallender Tendenz - und 13 durchschnittliche Jahreseinkommen (Volkseinkommen pro Einwohner) aufgewandt werden, für eine typische Eigentumswohnung rund 8½ Jahreseinkommen. Wesentlich größer ist der Aufwand für freistehende Eigenheime bzw. bei gehobener Ausstattung und Lage sowie bei Bezugnahme auf die verfügbaren Einkommen pro Haushalt. Insbesondere in Irland und Spanien sind die Wohnimmobilienpreise in den letzten Jahren weitaus schneller und auch wesentlich stärker als die Einkommen gestiegen.
