Einfluss der Haus- und Wohnungspreise auf Wirtschaftswachstum und Inflation

Abstract

Die Wachstumsunterschiede zwischen den rasch expandierenden Volkswirtschaften der angelsächsischen und skandinavischen Staaten und den langsam wachsenden mitteleuropäischen Staaten in den Jahren 1995/2003 gehen in hohem Maß auf die Entwicklungsunterschiede im Wohnbau und Konsum zurück. Ein Anstieg der Immobilienpreise trägt dazu wesentlich bei. Er löst eine Zunahme der Wohnbauinvestitionen und einen Rückgang der Sparquote sowie eine Ausweitung der Konsumausgaben aus. Das Finanzsystem beeinflusst die Übertragung von Immobilienpreissteigerungen auf Wohnbau und Konsum. Immobilienpreisschwankungen verstärken die gesamtwirtschaftliche Volatilität. In langfristiger Perspektive besteht zwischen den beiden Ländergruppen kein Unterschied zwischen Wirtschaftswachstum, Konsum und Wohnbau.
