Abstract

[fre] Nous nous proposons dans cet article de faire le point sur ce sujet en présentant de manière critique les théories et les modèles existants, puis de développer notre propre conception grâce à un modèle économétrique dynamique. Les théories et modèles ont été regroupés en quatre catégories principales : les mo­dèles de demande du consommateur, la théorie du portefeuille et l'immobilier de rapport, l'approche par le marché, les modèles d'ajustement.. Le modèle à moyen terme que nous proposons simule l'investissement clés différentes catégories de ménages concernées : consommateurs, rentiers, spéculateurs. Il a la particularité d'être à ajustement variable, en fonction de coûts d'ajustement et de coûts de déséquilibre. [eng] The dynamics of household real estate accumulation . Jean-François Goux. In this article, we intend to show critically theories and models about this subject, and after explain our conception with a dynamic econometric nwdel. Théories and models have been grouped in four main themes : consumer demand models, portfolio theory and real estate investment, the housing market, adjustment models.. Le modèle à moyen terme que nous proposons simule l'investissement des différent kind of households : consumers, investors, speculators. Its particular is to be a variable adjustment model, the variable coefficient « a function of adjustment costs and costs of being ont of equilibrium.
