Prostorna elastičnost traženih cijena stanova na stambenom tržištu Grada Zagreba

Abstract

Cilj ovoga rada je procjena utjecaja udaljenosti na cijene stambenih objekata u Gradu Zagrebu. Procijenjeni hedonički ekonometrijski model potvrđuje teoretska predviđanja teorije bid-rent krivulje o negativnom utjecaju prostorne udaljenosti od centra grada na cijenu nekretnina. Nagib bid-rent krivulje je negativan i signifikantno različit od nule i kada se u obzir uzmu cjenovni efekti različitih gradskih četvrti, vremena, veličine nekretnine i prosječne brzine prometovanje između nekretnine i centra grada. Rezultat je od posebnog značaja imamo li na umu da su svi dosadašnji znanstveni radovi aproksimirali udaljenost sa gradskim četvrtima, te kako je u stručnoj praksi i dalje ustaljen običaj računanja prosjeka po gradskim četvrtima. Istraživanje ima posebnu težinu u kontekstu masovne procjene nekretnina za potrebe definiranja porezne osnovice prilikom uvođenja poreza na nekretnine, kao i u kontekstu implementacije "fer" računovodstvene vrijednosti nekretnina financijskog sektora sukladno zahtjevima Basela III.
