Costos de mantenimiento de vivienda y tiempo de expansión de la ciudad como determinantes de movilidad urbana y pobreza

Abstract

Este artículo analiza desde una perspectiva teórica el impacto que juegan los costos de mantenimiento de una vivienda sobre la captura de rentas potenciales por parte del propietario, su deterioro y la decisión de movilidad del propietario hacia otra vivienda. Mediante herramientas proporcionadas por la teoría marxista de la renta del suelo, se muestra que cuando no se incurre en costos de mantenimiento de una vivienda se genera una pérdida de las rentas potenciales que pueden ser percibidas por el propietario lo que ocasiona un empobrecimiento del propietario por dos vías que son la obsolescencia del inmueble y/o su desplazamiento a una vivienda de menor calidad.
