Revealed Preferences for Neighbourhood Characteristics

Abstract

The research reported here analyses the relative influence of a variety of neighbourhood characteristics, not by the more common means of aggregate comparative analysis, but by examination of major influences revealed by the observed market behaviour of an interviewed sample of actual movers in St Louis, Missouri. The most significant result was the failure of changing percentage non-white population to account for movers' revealed preferences, despite both study areas having had rapid increases in that percentage over the study period. Median family income was shown to be the strongest single influence, and several other results run contrary to traditional economic location models.
