Abstract

Cet article propose une synthèse de la littérature économique et de nouvelles pistes de recherche sur les choix de logement des personnes âgées. L'objectif est d'apporter des éclairages sur les avantages de la propriété occupante, l'investissement immobilier comme placement complémentaire de retraite, l'ajustement du logement aux nouveaux besoins liés à l'âge. Une approche formalisée est utilisée afin d'identifier les hypothèses minimales permettant de comprendre les comportements. Un modèle théorique part d'une représentation très simplifiée des choix de logement, et incorpore peu à peu des mécanismes plus complexes mais aussi plus réalistes. Nous illustrons les arguments développés avec des statistiques descriptives issues des enquêtes Logement. [eng] The Housing Choices of the Elderly This paper proposes a survey of the economic literature and new ideas on the housing choices of the elderly. The goal is to shed light on the advantages of owner-occupation versus renting, on housing investment as a complement to retirement income, and on the housing adjustments induced by old age. A formalized approach is used to identify the minimal assumptions necessary to understand behaviour. A very simplified theoretical model of housing choices gradually incorporates more complex mechanisms. The arguments are illustrated with descriptive statistics from the French Housing Surveys.
