Abstract

Bedingt durch den Mix aus gestiegenen Zinsen und gestiegenen Baukosten befindet sich der Wohnungsneubau in Deutschland in einer sehr schwierigen Lage. Darüber hinaus wird die Lage erschwert durch Unsicherheiten über zukünftige Mietregulierungen, Klimaschutzmaßnahmen, Stadtentwicklungstrends nach Corona sowie die gesamtwirtschaftliche Entwicklung insgesamt und damit die Zahlungsfähigkeit von Käufern und Mietern. In diesem Gutachten wird auf Grundlage einer Analyse der Preise von Neubauwohnungen gezeigt, welche Möglichkeiten es gibt, günstigere Neubau-Wohnungen anzubieten. Damit diese Maßnahmen von Projektenentwicklern umgesetzt werden können, bedarf es der Kommunen, die dies genehmigen müssen. Darüber hinaus wird diskutiert, wie etwa Käufer und Mieter von Neubauwohnungen gestärkt werden können.
