Wende auf dem Immobilienmarkt. Anzeigedaten verdeutlichen Nachfrageeinbruch in Österreich

Abstract

Österreichs Wohnimmobilienmarkt hat im Jahr 2022 eine deutliche Wendung hingelegt. Nach mehreren Jahren praktisch ununterbrochenen Preiswachstums gab es seit Frühsommer des abgelaufenen Jahres erstmals Zeichen für eine Preisstagnation, zum Jahreswechsel sogar von ersten Preisrückgängen. Zur Plausibilisierung der möglichen zukünftigen Entwicklungen versucht der vorliegende Research Brief ein Narrativ zum Hintergrund des aktuellen Umbruchs am österreichischen Wohnimmobilienmarkt zu geben. Durch die Verwendung umfangreicher Anzeigedaten des Portals immoscout24.at können zudem die wesentlichen Treiber herausgearbeitet werden, welche den Immobilienmarkt in Österreich auch in den kommenden Monaten bestimmen werden.
