Os Atributos Do Mercado Brasileiro De Empreendimentos De Base Imobiliária Para Captar Recursos De Investidores Estrangeiros

Abstract

A oportunidade de ingresso de investimentos estrangeiros (IE) no mercado brasileiro, para aplicação em Empreendimentos de Base Imobiliária (EBI), deve ser julgada tendo em vista aspectos estruturais que discutimos neste artigo. Mostramos como se encontram no mercado brasileiro os fundamentos para captação de recursos de investimento nos EBI e as perspectivas de médio prazo para que alguns atributos de qualidade do mercado sejam equivalentes aos que se apresentam nas economias mais evoluídas, tomando como benchmark o segmento de mercado nos Estados Unidos. A avaliação da oportunidade de ingresso de IE numa determinada economia, no segmento do real estate, compreende análises sobre: [i] – o comportamento da economia quanto ao câmbio para as moedas fortes e o custo do hedgiamento dos investimentos; [ii] – os marcos regulatórios; [iii] – a qualidade dos sistemas de partilhamento do investimento; [iv] – a força do mercado secundário; [v] – a estrutura de informações disponíveis para avaliar o comportamento do mercado e [vi] – a qualidade intrínseca dos investimentos, em avaliações via protótipos. Neste artigo, Fazemos ênfase: [i] - na discussão dos marcos regulatórios, comparando o partilhamento do investimento numa estrutura típica de REIT com a solução brasileira do Fundo de Investimento Imobiliário – FII; [ii] – na qualidade intrínseca do investimento em edifício de escritórios para locação, usando um portfolio de edifícios equivalentes a protótipo adequado e [iii] - na comparação do binômio [riscos x rentabilidade] de IE em edifícios de escritórios para locação via um FII, contra a mesma aplicação no mercado americano, num Equity-REIT.
