Medindo o acesso habitacional das capitais brasileiras: utilização de versão alternativa do indicador PIR para caracterizar o mercado imobiliário no Brasil

Abstract

A acessibilidade habitacional e comumente medida pelo indice PIR (price-to-income ratio), que relaciona o preco mediano das habitacoes a venda em uma localidade pela renda domiciliar anual mediana da populacao. Este artigo analisa o acesso habitacional das capitais brasileiras utilizando uma versao alternativa do PIR, calculada de modo a levar em consideracao o efeito da taxa base de juros aplicada em financiamentos imobiliarios. Para tanto, dados de precos de habitacoes foram coletados de plataformas imobiliarias e relacionadas com a renda domiciliar media da populacao de cada cidade conforme os dados da Pesquisa Nacional por Amostra de Domicilios, publicada pelo IBGE. Os resultados desse calculo foram correlacionados com dados de crescimento populacional, trabalho e informalidade habitacional, buscando dimensionar a influencia de cada atributo sobre as dinamicas de precificacao das moradias. A analise mostra que o cruzamento de tais atributos com a versao alternativa do PIR indicam correlacoes positivas que indicam relativo potencial para o uso do indicador em analises descritivas do acesso habitacional no contexto brasileiro.
