Análise Do Comportamento Dos Preços Dos Imóveis Residenciais Na Cidade De Manaus No Período De 2008 A 2011

Abstract

Após 2007 o cenário do mercado imobiliário residencial brasileiro foi amplamente alterado em virtude da capitalização das empresas via IPO. Em Manaus não foi diferente. Esta nova realidade trouxe por um lado a diversificação da oferta, o profissionalismo e transparências das empresas “estrangeiras”, mas lançou também a desenfreada corrida aos terrenos, inédita na cidade até aquele momento. O objetivo desta pesquisa é apresentar como o mercado de incorporações residenciais de Manaus reagiu com a chegada das empresas de capital aberto. Analisar a evolução dos preços do metro quadrado de área privativa dos lançamentos de 2007 a 2011 e o comportamento do mercado consumidor. Apresentando os efeitos posteriores a inicial livre concorrência com o intuito de entender o efeito em cadeia que levaram a forte alta nos preços dos imóveis.
