Proposta de análise de demanda residencial para terrenos com base nos dados do IBGE – Um estudo de caso no Município do Rio de Janeiro

Abstract

A definição do Produto Imobiliário é um dos fatores fundamentais no sucesso de um empreendimento imobiliário residencial. O afastamento entre os interesses do cliente e os projetos dos incorporadores tem provocado queda nas comercializações de imóveis em muitas empresas de Real Estate. Esse distanciamento se dá muitas vezes por falta de planejamento, quando o interesse é de apenas lançar um volume de unidades ao invés de atender a uma determinada demanda de compra. Este artigo propõe um método de análise de demanda de empreendimentos residenciais para um determinado terreno utilizando dados do IBGE. Para demonstrar esse método foi realizado um estudo de caso no Município do Rio de Janeiro.
