Préférences des ménages dans un contexte de hausse des prix immobiliers

Abstract

L'ampleur de la hausse des prix immobiliers entre 2000 et 2008 interroge sur l'évolution éventuelle des préférences des acheteurs en matière d'habitat. L'analyse empirique opérée sur les données de transactions immobilières, sur cette période, révèle que la hausse des prix n'a pas modifié la structure de ces préférences bien que les prix implicites de certaines caractéristiques du bâti, estimés grâce à une méthode des prix hédonique, aient augmenté. Le changement a essentiellement concerné la valeur de la localisation.
