L’evoluzione del mercato immobiliare cinese, un rivelatore delle difficoltà incontrate dalle collettività locali

Abstract

Nell'ultimo decennio si è verificato in Cina un aumento estremamente sostenuto dei prezzi degli immobili e gli investimenti in questo settore continuano a rescere. Secondo alcuni economisti, questo incremento è semplicemente il risultato di una robusta crescita economica e del conseguente logico aumento dei salari nelle aree urbane. Questo articolo invece intende dimostrare che si tratta di una vera e propria "bolla immobiliare" gonfiata dalle attività speculative di alcuni operatori economici del settore. In particolare le autorità locali, per aumentare le loro entrate, svolgono un ruolo importante in questo campo; l'analisi del loro comportamento è fondamentale per comprendere meglio problemi economici molto più strutturali e profondi rispetto a quelli che vengono generalmente avanzati e che potrebbero spiegare il possibile scoppio della bolla immobiliare.
