Les caractéristiques économiques spécifiques d’un bien immobilier

Abstract

Dans son ouvrage de référence en économie immobilière, Didier Cornuel (2013) liste 11 caractéristiques spécifiques qui définissent un bien immobilier : satisfaction d'un besoin fondamental ; actif patrimonial et bien d'usage ; localisation ; hétérogénéité des terrains ; hétérogénéité des bâtiments ; durabilité des terrains et des bâtiments ; adaptation de l'offre et de la demande ; faible liquidité ; interventionnisme des pouvoirs publics ; valeur des terrains subordonnée à l'immobilier construit ; marché spéculatif des terrains. Cet article vise à fournir une revue de littérature pour approfondir chacune de ces caractéristiques.
