Was bestimmt die landwirtschaftlichen Bodenpreise in Deutschland? - Ergebnisse empirischer Analysen der Kaufpreissammlungen

Abstract

Mit dem kontinuierlichen Anstieg der Preise für landwirtschaftliche Flächen seit Mitte der 2000er Jahre sind diese in den Fokus wissenschaftlicher, politischer und gesellschaftlicher Debatten gerückt. Im vorliegenden Policy Brief werden Ergebnisse der DFG Forschungsgruppe FORLand zur Preisbildung in landwirtschaftlichen Bodenmärkten in Deutschland zusammengefasst. Dabei konnte erstmalig für den deutschen Bodenmarkt die Preisbildung auf Basis detaillierter Transaktionsdaten unter Berücksichtigung der lokalen Marktstruktur, wie etwa das lokale Transaktionsvolumen oder der Anteil verschiedener Erwerber- und Veräußerergruppen an den Transaktionen, analysiert werden. Auf Basis der Kaufpreissammlungen für Brandenburg, Sachsen-Anhalt und Niedersachsen wird die Rolle physischer Eigenschaften wie Losgröße, Qualität und Loszusammensetzung bei der Preisbildung untersucht. Des Weiteren wird die Rolle von Transaktionsmechanismen, möglichen Informationsbarrieren und -vorteilen von Erwerbs- und Veräußerungsgruppen diskutiert, wobei ein besonderes Augenmerk auf die Veräußerungen von Flächen mit laufenden Pachtverträgen gelegt wird.
