Abstract

Jahrhundertaufgaben sind in der Regel durch nutzungsbeschränkende Eigenschaften gekennzeichnet, was kurzfristig zu einer eingeschränkten Vermarktungsfähigkeit derartiger Flächen führt. Die Marktfähigkeit bestimmt sich wesentlich durch das Vorhandensein von Hemmnissen und die Grundstücksqualität, welche nach dem ABC-Modell ermittelt werden kann. Auf langfristige Sicht stellen die Flächen der Jahrhundertaufgaben allerdings wertvolle Bodenressourcen und Flächenpotenziale dar und somit ein substanzielles Potenzial für die Erzeugung von Ökosystemleistungen. Bodenrichtwert-Prognosen zeigen, dass Grünflächen bzw. Wohngebiete mit hohem Grünanteil stark an Wert gewinnen.
