In: The Subprime Crisis Lessons for Business Students

Abstract

Traditional real estate investment is often criticized for not being as accessible due to its illiquid nature, and because of the risk profile associated with such investment. Real Estate Investment Trusts (REITs) were created in order to provide real estate investment vehicles that were well diversified. Although the subprime mortgage crisis dealt mainly with residential real estate, the externalities that the fall in residential real estate posed on commercial properties, both through direct fall in property values and decreased revenues for commercial businesses, created a vicious contractionary cycle that must not be overlooked. Also, looking at the performance of these REITs in comparison with the underlying properties can help us separate the effects that certain economic factors have on property values…
