Abstract

Tracing the history of funding in the real estate sector becomes important to understand how the financing needs of the sector have evolved. While most of the observations in this chapter has been based on the characteristics real estate market in India, it would be widely applicable to most emerging markets. Prior to 2005, bank lending and private lending were the predominant sources of funding for the real estate sector, in addition to relying on cash flows from the advance sale of units. However, bank credit was insufficient to meet the growing demand from the real estate sector.
