Abstract

Zusammenfassung Wer durch die deutschen Innenstädte geht, sieht mit bloßem Auge die Auswirkungen eines strukturellen Wandels im Einzelhandel in Form von immer mehr Leerständen und einer höheren Nutzungsdurchmischung in den oberen Etagen bzw. komplett branchenfremder Nutzung nach erfolgter Revitalisierung bzw. Neuvermietung. Ein ähnliches Bild erhält man aber auch bei der Betrachtung von Shopping-Centerentwicklungen: Die Neuintegration der Nutzungsgruppen Gesundheit, Büro, Hotel und Bildung bei laufenden Umnutzungen verläuft deutlich dynamischer als vor der Covid-Krise ( Johann 2023). Der Strukturwandel im Handel drückt sich angebotsseitig in der Verschiebung der Marktanteile der Betriebsformen aus und städtebaulich in der Verortung der Marktanteilsgewinner und -verlierer an ihren jeweiligen Standorten.
