Abstract

Zusammenfassung Die Qualität von Projekt- und Finanzierungsunterlagen ist für Kreditinstitute ein erster wichtiger Indikator bei der Prüfung von Neugeschäftsanfragen. Professionell aufbereite Unterlagen berücksichtigen neben formellen Mindestkriterien insbesondere die für eine Neukreditprüfung relevanten inhaltlichen Komponenten. Durch die Analyse der Kundenunterlagen erkennen Banken sofort, ob Kunden ein spezifisches Finanzierungs- und Projektentwicklungs-Knowhow besitzen. Dieses ist eine wesentliche Voraussetzung für die erfolgreiche Entwicklung eines Immobiliendevelopments. Die Wirkung von qualitativ hochwertigen Unterlagen auf die positive Wahrnehmung eines Finanzierungswerbers wird vielfach unterschätzt. Richtig eingesetzt fungiert dieses Instrument als qualitatives Differenzierungsmerkmal gegenüber anderen gleichzeitig eingereichten Kreditanfragen. Dadurch wird eine schnellere bankseitige Bearbeitung und Kreditentscheidung unterstützt. Die Qualität von Kundenunterlagen spielt darüber hinaus in vielen weiteren Bereichen im Kreditgeschäft eine wichtige Rolle (z. B. Rating- und Frühwarnprozess, als kreditvertragliche Bestimmung usw.). Kreditprozessmanagement weist auf, welche vielfältigen Ziele mit einer fachgerechten Ausarbeitung von Kundendokumenten erreicht werden können. Dabei wird in praxisnahen Konzepten aufgezeigt, welche inhaltlichen Komponenten für Unternehmens- und Projektpräsentationen sowie für eine adäquate Executive Summary zu berücksichtigen sind.
