Abstract

Zusammenfassung Um Nachhaltigkeit zu erreichen gibt es mehrere mögliche Strategien. Um Nachhaltigkeit nachzuweisen, gibt es mittlerweile auch mehrere Zertifizierungen. Die wichtigsten auf dem europäischen und internationalen Markt werden darum hier vorgestellt und analysiert. Daneben spielen sogenannte Ökobilanzen eine immer größere Rolle bei der Beurteilung und Bewertung der Nachhaltigkeit von Immobilien. Praktisch alle Zertifizierungen und Bilanzierungen beziehen sich auf den Bau von Immobilien und unterstellen, dass der folgende Betrieb sich an die formulierten und extrapolierten Szenarien auch hält. Das ist fast immer aber eben nicht der Fall. Im Betrieb von Bestandsimmobilien liegt also der größte Hebel für Nachhaltigkeit. Messung, Controlling und Steuerung des Betriebs funktioniert über Daten und mit digitalen Instrumenten und Systemen. Und das ist keine Zukunftsmusik, sondern es gibt bereits viele Beispiele, die zum einen zeigen, was möglich ist und die zum anderen auch schon einen Blick darauf erlauben, was alles möglich sein wird.
