Abstract

Zusammenfassung Die Ergebnisse einer europaweiten Befragung von Immobilienmarktakteuren zeigen, dass für Einzelhandelsflächen im Zuge des erhöhten Wettbewerbsdrucks durch Online-Anbieter seit der Corona-Pandemie spürbare und dauerhafte Nachfragerückgänge erwartet werden. Von diesem Anpassungsdruck sind Lebensmittelhändler, Fachmarktzentren und Discounter weitgehend ausgenommen. Aus Sicht der Befragten muss sich der stationäre Handel künftig stärker auf den Dreiklang aus Erlebnis, sozialer Interaktion und Gastronomie ausrichten. Im Zuge der Pandemie wird ein großes Flächenwachstum für Logistikflächen in allen Regionstypen prognostiziert. Städte stehen vor der Herausforderung, den Flächenüberhang für Handelsflächen und die Flächenknappheit für Logistikflächen gleichzeitig zu managen.
