Abstract

Zusammenfassung Gemäß der europaweiten Befragung erwarten die Befragten im Zuge der Corona-Pandemie einen signifikanten Anstieg der Wohnflächennachfrage. Innerhalb von Kernstädten kann diese Zusatznachfrage nur unzureichend bedient werden und auch der Wunsch nach mehr Freiraum im Wohnumfeld könnte ein Außenwachstum von Städten notwendig machen. Eine Konsolidierung wird hingegen für die Hotelbranche erwartet, dabei dürften sich insbesondere auf Freizeittourismus ausgerichtete Hotels schneller erholen. Inwiefern Hotels umgewidmet werden können und so die gestiegene Flächennachfrage anderer Nutzungen aufgenommen werden kann, hängt zum Teil vom künftigen planungsrechtlichen Rahmen ab. Das größte Umnutzungspotential ergibt sich dabei nicht in den Kernstädten, sondern eher in den Verflechtungsgürteln.
