Abstract

Zusammenfassung In diesem Kapitel werden die Funktionen von Städten und die Verschiebungen innerhalb dieser Funktionen im Zuge der Corona-Pandemie erläutert. Solche Funktionsverschiebungen traten schon bei vergangenen Epidemien (oder auch anderen Schocks) ein und führten zu Anpassungsmaßnahmen in der Stadtentwicklung. Aus einer europaweiten Befragung von Immobilienprofessionals kann abgeleitet werden, dass die aktuelle Gesundheitskrise durch die erwartete höhere Wohnflächennachfrage eher ein Außenwachstum als eine Nachverdichtung der Städte nach sich ziehen dürfte. Zu den Herausforderungen für die Städte zählen u. a. die Neugestaltung öffentlicher Räume und die Umnutzung von Bestandsimmobilien sowie der zu einer Neustrukturierung, sprich Stärkung, von Quartieren notwendige Umbau von Verkehrsinfrastrukturen; dies erfordert eine engere Zusammenarbeit von privaten und öffentlichen Akteuren. Für Immobilienmarktakteure wird eine Einschätzung zu den unterschiedlichen Anpassungslasten und -chancen der einzelnen Assetklassen gegeben.
