Abstract

Zusammenfassung ESG, als Begriff für Umwelt, Soziales und Unternehmensführung, steht für die Operationalisierung des Nachhaltigkeitsgedankens aus Sicht des Investors, bzw. des Finanzsektors. Es besteht ein uneinheitliches Begriffsverständnis, das sich über die Zeit ändert und weiterentwickelt. Die Transformation wird durch den gesellschaftlichen Konsens zu den ESG Themen getrieben, wobei der Klimawandel und die Biodiversität bedeutende Rollen für die gesellschaftspolitische Agenda spielen. Zunehmend werden die soziale Fairness und die gerechte Ausgestaltung der Transformation diskutiert. Die ESG Risiken für die Immobilienwirtschaft werden dabei häufig unterschätzt, so wird die CO2-Abgabe eher als Anfang als das Ende der Entwicklung gesehen. Nachweislich ist daher die Einschätzung der Materialität der unterschiedlichen ESG Themen in der Branche noch längst nicht einvernehmlich. Ein weiteres Zusammenwachsen der ESG Betrachtung mit finanzwirtschaftlichen Themen und dem Risiko-Management ist zu erwarten.
