Abstract

Zusammenfassung Die Welt befindet sich in der Phase eines tiefgreifenden Umbruchs. Dieser betrifft die wirtschaftlichen Rahmenbedingungen, das gesellschaftliche Umfeld und die Auswirkungen des technischen Fortschritts. Diese Transformationsprozesse stellen die Immobilienwirtschaft vor immense Herausforderungen, denen es mit dem richtigen Instrumentarium zu begegnen gilt. Der Real Estate Investment Trust (REIT) zählt zu den weltweit wichtigsten Formen der indirekten Kapitalanlage in Immobilienvermögen. Dieser Artikel beschreibt die Charakteristika eines REIT und betrachtet die veränderten Rahmenbedingungen sowie deren Katalysatoren und Auswirkungen auf die Immobilienwirtschaft. Darüber hinaus werden mögliche Zukunftsszenarien skizziert und Strategien beschrieben, wie aus der Transformation der Immobilienwirtschaft nicht nur Risiken, sondern auch immense Chancen entstehen können.
