Abstract

Zusammenfassung Die Veränderungsprozesse in den globalen Volkswirtschaften sind zurzeit sehr ausgeprägt. Davon beleibt weder die Immobilienwirtschaft als Ganzes noch der institutionelle Endinvestor in Deutschland unberührt. Ausgehend vom Niedrigzinsumfeld beschreibt der Artikel den Einfluss der drei wichtigsten Herausforderungen: weiter steigende regulatorische Anforderungen, ESG-konformes Verhalten und Digitalisierung auf den Alltag eines Endinvestors. Schnell wird klar, dass die Kosten dieser Megatrends im existierenden Niedrigzinsumfeld zu weiteren Kosten und damit Renditebelastungen führen, die das Geschäftsmodell institutioneller Investoren in Frage stellen. Nur durch deutlich höhere Professionalisierung werden diese Herausforderungen zu meistern sein.
