Abstract

Zusammenfassung Der Strukturwandel im Einzelhandel stellt eine branchenimmanente wie auch fortlaufende Entwicklung dar. Dieser Wandel hat sich seit Mitte des letzten Jahrzehnts jedoch deutlich beschleunigt und wirkt sich insofern auch auf die Anforderungen auf ein erfolgreiches Management dieser Spezialimmobilie mit ihren verschiedenen Erscheinungsformen aus. Vor diesem Hintergrund führen langjährig in der Vergangenheit erfolgreiche Entwicklungs- und Managementkonzepte perspektivisch nicht unbedingt zu den gewünschten positiven Ergebnissen. In dem nachfolgenden Beitrag werden vor diesem Hintergrund zum einen die wesentlichen aktuellen Rahmenbedingungen und Veränderungen der Branche skizziert. Zum anderen werden aus den betriebswirtschaftlichen Managementprozessen die Bereiche Vermietungsmanagement, Revitalisierung und Transaktionsmanagement als Kernbereiche der Ertragsentwicklung der Handelsimmobilie mit ihren aktuellen Herausforderungen bzw. Entwicklungslinien für gute Ergebnisse beschrieben.
