Abstract

Zusammenfassung Dieses Kapitel analysiert die Erstellungskosten und Erstvermietungserträge nachhaltiger Bauteile und Massnahmen von Wohnimmobilien in der Schweiz und vergleicht diese mit konventionellen Wohnbauten als Kontrollgruppe. Die Regressionsmodelle zeigen signifikant höhere Investitionskosten einzelner nachhaltiger Baumassnahmen im Vergleich zu konventionellen Lösungen. Die erhöhten Investitionskosten bei nachhaltigen Gebäuden können jedoch nicht vollständig durch höhere Anfangsnettomieten ausgeglichen werden. Die Diskrepanz zwischen Investition und Anfangsertrag nachhaltiger Massnahmen bei Wohngebäuden kann zu kurzsichtigen Anreizen führen und im schlechtesten Fall die Diffusion nachhaltiger Massnahmen im Gebäudepark verlangsamen oder gar verhindern. Langfristig können jedoch bereits kleine Wettbewerbsnachteile der konventionellen Gebäude zu einer Mietzinserosion führen, die sich in der langfristigen Bewertung positiv auf die relative Wertentwicklung nachhaltiger Wohngebäude auswirkt.
