The Current Value Distribution of Residential Housing Based on the Theory of Industrial Value Chain – A Case Study of Xi’an City

Abstract

On the basis of industrial value chain of housing industry, By means of the data of Xi’an housing market, the value distribution calculation model named Entropy-Fuzzy comprehensive evaluation model is adopted to analyze the value distribution of industrial value chain in housing industry of Xi’an city. The study shows that the current value distribution of industrial value chain of housing industry in Xi’an exits several problems: firstly, the land value and the fund value are too high; secondly, the investment analysis value, the construction value, the marketing value and the service value are too low; thirdly, the whole value of industrial value chain in commercial housing industry is low. Finally, the paper puts forward some improved approaches in order to optimize the value distribution of industrial value chain of housing industry in Xi’an, such as the improvement of value distribution mechanism, the establishment of value creating league, the construction of virtual value chain and value network, etc.
