Redevelopment and the smart growth movement: definitions, consequences, and future considerations

Abstract

Within the context of smart growth, there are at least three defining characteristics of infill development. One involves building on vacant or underutilized land within already urbanized or existing communities. A second involves the demolition and replacement of existing structures with newer ones in developed areas. A third characteristic includes the renovation of existing buildings within existing communities. Redevelopment takes places in established neighborhoods in cities and older suburbs. In this chapter, I describe in more detail these different characteristics of infill development within the context of smart growth. I then discuss the potential barriers and challenges to this kind of redevelopment. I also describe the significant consequences of this redevelopment for smart growth. I end this chapter with the ways in which suburban poverty, automobile technology, and the effects of the COVID-19 global pandemic might have on the future of infill development in the United States context.
