El stock de capital en viviendas en España y su distribución territorial (1990-2007)

Abstract

Acceder a la información estadística del estudio La Fundación BBVA y el Ivie elaboran estimaciones periódicas de las dotaciones de stock de capital en España desde hace más de una década. Las investigaciones llevadas a cabo hasta el momento estaban basadas en la acumulación de flujos de formación de capital fijo. En esta monografía, que cubre el periodo 1990-2007, se amplía la información al incluirse también el valor del suelo. Además, las series se presentan con una desagregación a escala autonómica, provincial y según estratos de población. A lo largo de esta obra se analiza tanto el stock de viviendas existentes como la evolución de sus precios en el periodo considerado. El crecimiento de ambos factores, en mayor medida el de los precios, ha hecho que el stock de capital en viviendas se haya multiplicado por más de cinco entre 1990 y 2007. Conviene resaltar que este aumento del valor de la vivienda se ha distribuido territorialmente de forma muy desigual. La información elaborada en este estudio permite analizar la evolución del valor de las viviendas, así como la importancia del suelo en su valoración. La metodología utilizada se basa en la aplicación del método de inventario permanente. En la valoración del stock de viviendas se han utilizado como fuentes principales el Censo de Viviendas de 2001 del INE para la superficie de las viviendas, y datos de precios de las viviendas facilitados por el Ministerio de Vivienda a un nivel muy desagregado. Los datos sobre los que se sustenta esta obra estarán disponibles para su consulta en el sitio web de la Fundación BBVA. Esta nueva publicación pone a disposición de los estudiosos, y de la sociedad en general, material de trabajo y análisis para la mejora del conocimiento del stock de capital en viviendas, lo que resulta de vital importancia en un momento como el actual en que la vivienda está teniendo un papel fundamental sin precedentes en la evolución de la economía española.
