BIBIX - der Büroimmobilienbedardsindex des IW Köln

Abstract

Aktuelle und regionale Marktinformationen sind für Investoren, vor allem im Bereich der Büromärkte, kaum vorhanden. Mit dem vom Institut der deutschen Wirtschaft Köln entwickelten Büroimmobilienbedarfsindex (BIBIX) wird die Informationslage für den deutschen Büromarkt verbessert. Auf der Basis von Arbeitslosenzahlen und offenen Stellen für Bürobeschäftigte wird die zu erwartende Büroflächennachfrage ermittelt. Schließlich wird die Nachfrage nach Büroimmobilien maßgeblich durch die Anzahl der Büronutzer bestimmt. Die Veränderung der Büronachfrage wiederum beeinflusst die Ertragsentwicklung, also die Mieten und besonders den Leerstand bei Büroimmobilien. Erste Ergebnisse für den BIBIX zeigen, dass die Büronachfrage derzeit rückläufig ist. Vor allem in Frankfurt am Main und Düsseldorf hat die Finanzkrise erste Auswirkungen. Gemessen am langfristigen Durchschnitt war die Beschäftigungslage im Büromarkt insgesamt zuletzt noch relativ gut.
