Culture as the “connective tissue” between property development and real estate

Abstract

The author proceeds from the belief that until now construction has passed through two stages of organization: vocational and industrial-scientific. Now construction production enters a third stage, which he defines as socio-cultural. In it the dominant role will fall to culture. The latter is “woven” into the two components of construction production and turns it in a socio- cultural process, which promises to be more effective than the socio-mechanical systems, such as those created by the industrial and scientific organization. This requires a change in the character of the property developer and in the labour force employed in construction. Culture will also introduce changes in the owners of real property and hence a spiritual convergence with property developers and a change in their market.
