Abstract

Using a sample of newly licensed REALTOR Associates®, survival rates are calculated for (1) licensees that maintained active status in the Board and (2) licensees that stayed with their original broker. No persistent significant differences in survival rates based on licensee gender, firm size, or franchise affiliation are discovered. Survival rates are significantly related to several measures including total licensees per capita. Tests conducted on survey data identify numerous variables that differed between licensee groups; several of which could be used as a screening device. The results also indicate that brokers can reduce turnover by ensuring that new licensees have accurate expectations.
