Relocate then Renovate: An Empirical Analysis of the Role of Environmental Attributes in the Home Improvement Decision

Abstract

The decision by homeowners to make major home improvements has typically been attributed to factors such as the home's size, age, location, its potential resale value, or to the changing needs of the owner. This paper examines a subset of homeowners, those who moved within the previous five years, to determine whether environmental attributes play a significant role in the decision to perform major renovations of their new dwelling and what factors may explain this behavior. The results of a binary logistic model indicate environmental attributes are an important factor in their decision to renovate.
