Методичний Підхід До Оцінки Майнових Прав Користування Нерухомістю

Abstract

Розглянуто питання оцінки майнових прав користування нерухомим майном, що використовується для розміщення устаткування зв’язку, але спеціально не призначено для цього. Розроблено методичний підхід до оцінки таких майнових прав, який є комбінацією дохідного та витратного методичних підходів до оцінки. Підхід полягає у капіталізації граничного доходу, що генерує таке майнове право, який визначається із умови рівності поточної вартості грошових потоків при використанні об’єкта оцінки та власному будівництві споруди для розміщення устаткування зв’язку.
