Региональные Рынки Жилой Недвижимости: Опыт Классификации

Abstract

Цель: построение интегральных экономических индикаторов и классификация регионов по уровню развития жилищного рынка. Методы: факторного и кластерного анализа. Результаты: построена классификация регионов по интегральным индикаторам, определяющим конъюнктуру рынков жилья. Отличием использованного математико-статистического инструментария является системность применения методов снижения размерности многомерного признакового пространства и автоматической классификации. Выявлены группы регионов со схожей ситуацией на рынке жилой недвижимости и в строительстве. Научная новизна: предложена методика построения классификации регионов по интегральным индикаторам развития жилищного рынка. Практическая значимость: результаты могут быть использованы при разработке региональных программ развития, а также разработке механизмов повышения доступности жилья в отдельных регионах.
