Методы Моделирования Платежей По Ипотечному Кредиту

Abstract

Статья посвящена анализу существующих методов моделирования платежей по ипотечному кредиту. Рассматриваются основополагающие элементы ипотечного кредита, их взаимосвязь и влияние на размер ежемесячных платежей и общую сумму выплаченных процентов по кредиту. Представлены два наиболее распространенных в России метода погашения ипотечного кредита: аннуитетными и дифференцированными платежами. Дан вывод математических формул для расчета платежей по основному долгу и процентам для каждого из существующих методов. Отдельное внимание уделено актуальному вопросу частичного досрочного погашения основного долга, его влиянию на структуру и размер платежа в аннуитетной схеме погашения.
