Методика Экономической Оценки Земельных Ресурсов Сельскохзяйственного Назначения С Учетом Региональных Особенностей Их Воспроизводства

Abstract

В статье рассматриваются особенности формирования земельного рынка и особенности его функционирования в современных условиях. Показана объективная необходимость государственного регулирования земельных отношений. Важнейшим элементом системы управления автор считает экономическое регулирование земельного рынка. Механизм экономического регулирования осуществляется во взаимосвязи с экономической оценкой земли. Применяемая кадастровая оценка не отражает реальной стоимости земли, а служит базой для установления ставок арендной платы и стартовых цен при продаже. Предложенный альтернативный подход оценки земельных ресурсов более реально отражает изменения экономической ситуации в стране и способен оказать объективное воздействие на принятие решений в процессе регулирования земельных отношений.
