Учет Гудвилла При Оценке Недвижимости Методом Сравнения Продаж

Abstract

Статья посвящена проблеме учета такой составляющей стоимости объекта недвижимости, как гудвилл. Автор предполагает, что экономически местоположение торгового объекта может быть описано концептом гудвилла. Для учета специально создаваемого в торгово-развлекательных комплексах интенсивного геомаркетингового пространства предлагается оценка гудвилла методом сравнения продаж. В статье рассматривается, как можно оценить гудвилл пяти различных объектов в пределах одного торгового комплекса. Приводимое в статье аналитическое сравнение данных объектов позволяет открыть новые возмож­ности для применения в оценке недвижимости техник компенсационных корректировок.
