Закрытые Паевые Инвестиционные Фонды Как Фактор Развития Рынка Недвижимости

Abstract

Закрытые фонды недвижимости - это фонды, которые вкладываются преимущественно в объекты недвижимости и права на объекты недвижимости. Кроме того, часть средств подобные фонды могут вкладывать в денежные средства на счетах банков, в. т.ч. в иностранной валюте, облигации, акции и паи других ПИФов (кроме фондов фондов). Закрытые ПИФы недвижимости обладают существенными преимуществами. В частности, при использовании закрытого ПИФа недвижимости есть возможность отложенного налогообложения и отсутствует двойное налогообложение. Операции, совершаемые с имуществом фонда, не облагаются налогом на прибыль, НДС, налогом на имущество и земельным налогом. Налог на прибыль уплачивается пайщиками при реализации пая как ценной бумаги.
