Abstract

[fre] Quels seront les effets du krach boursier d'octobre 1987 sur le secteur de la construction du logement ? Pendant plus de dix ans, son niveau n'avait cessé de se réduire, pour se redresser en 1987. L'analyse des causes de son expansion entre 1954 et 1975 souligne l'importance du rôle joué par l'État tant du point de vue de l'organisation des circuits de financement que des moyens budgétaires mis à sa disposition. La réforme du financement du logement de 1977 marque la volonté de l'État de se désengager et de laisser le marché fonctionner librement. De ce fait, le secteur est de plus en plus exposé au jeu des fluctuations économiques et monétaires. Les perturbations financières et monétaires de ces derniers mois risquent donc d'enrayer la reprise de la construction. [eng] The housing sector and Its financing after the crash . What about the results of the financial crash in last october on the housing building sector ? For over ten years, the level of housing building never has stopped decreasing. Nevertheless in 1987, it has straighten up. First, we have analysed the reasons of its growth between 1954 and 1975, to emphasize the part played by the State to organize the financial channels and to ensure the sector of adequate financial resources. The reform of the housing financing in 1977 is a turning point. The government tries to free itself from the sector and wishes that the market operates freely. So this sector is more and more exposed to the monetary and economic fluctuations. In this case, financial disturbances of the last months risk to stop the renewal of activity observed during 1987.
