Analiza preferencji potencjalnych nabywców nieruchomości mieszkaniowych w Krakowie

Abstract

W artykule przedstawiono wyniki badań preferencji mieszkaniowych nabywców nieruchomości w Krakowie. Badania przeprowadzono w formie ankietowej w 2017 roku i objęły one 134 osoby planujące zakup mieszkania. Wyniki badań wskazują, że respondenci preferują niskie budynki - do 5 pięter, mieszkania na pierwszym, drugim lub trzecim piętrze o powierzchni od 40 do 60 m2. Większość osób szukających mieszkania chce ulokowania lokali usługowych w budynkach, w szczególności zależy im na sklepach spożywczych i aptekach. Duże znaczenie w wyborze miejsca zamieszkania ma odległość od przystanku i parkingu. Obecność tarasu lub balkonu w mieszkaniu, a także miejsc postojowych w garażu podziemnym sprawia, że ankietowani są skłonni zakupić mieszkanie za dodatkową opłatą. Wyniki badań mogą stanowić wskazówkę dla firm deweloperskich dążących do odniesienia sukcesu na rynku nieruchomości mieszkaniowych.
