Wpływ sąsiedztwa rzeki Wisły na poziom cen ofertowych nowych lokali mieszkalnych w Krakowie

Abstract

Prezentowany artykuł podejmuje problem wpływu położenia inwestycji deweloperskich w sąsiedztwie rzeki Wisły i terenów nabrzeżnych w Krakowie na kształtowanie się cen ofertowych nowych lokali mieszkalnych w tych inwestycjach. Badania przeprowadzono w oparciu o dane zgromadzone na podstawie ofert mieszkań dostępnych na koniec II kwartału 2016 r. Zakres przestrzenny danych obejmuje obszar położony do 2 km od Bulwarów Wiślanych w czterech dzielnicach Krakowa. Analizę zależności przeprowadzono przy wykorzystaniu modelu regresji wielorakiej. Wyniki analizy pozwalają wnioskować o skali wpływu sąsiedztwa Bulwarów Wiślanych na kształtowanie się cen ofertowych lokali na rynku pierwotnym, przy uwzględnieniu innych czynników oddziaływujących na wartość analizowanych nieruchomości.
