¿Afectan las restricciones financieras al régimen de tenencia de vivienda?

Abstract

Este trabajo cuantifica el impacto de las restricciones financieras en la decisión de compra de vivienda de las familias españolas. Para ello se usa una variante de la metodología existente basada en el estudio de Linneman y Wachter (1989). En una primera etapa se estima el valor de la vivienda deseada por los hogares mediante un modelo Tobit generalizado. Esta estimación se usa para clasificar a los hogares según el grado de las restricciones a las que se enfrentan para obtener financiación externa. Los resultados muestran como, a pesar del alto porcentaje de propietarios, las restricciones de riqueza influyen enormemente sobre el régimen de tenencia mientras que las restricciones de renta tienen un impacto nulo.
